The Embassy Riverine RERA number is PRM/KA/RERA/1251/309/PR/090926/008924. It is printed in the disclaimer of Embassy's Riverine presentation, which says the project is located within Embassy Origins. The date code in the number shows the registration was granted on 9 September 2026. Embassy has not announced a possession date publicly, so the completion date filed with RERA is the one to look for.
What does the RERA number tell you?
Karnataka project numbers follow a set pattern. KA is Karnataka. PR marks a project registration rather than an agent. The six digits 090926 are the date the registration was granted, 9 September 2026. The last group, 008924, is the serial number, and the other codes identify the district and the registering office.
Embassy South Reserve, the apartment half of the same township, was registered on the same day with the next serial number, 008925. These are two separate registrations. For a villa, the number on every document should end in 008924.
How do you verify the Embassy Riverine RERA number?
- Go to rera.karnataka.gov.in and open the list of registered projects.
- Search by the project name or by the registration number above.
- Open the project page and download the registration certificate.
- Check the promoter's name, the land details, the number of units and the proposed completion date.
- Open the approved plans, and look for the quarterly progress updates that the developer must file as construction moves ahead.
Our hub has a step by step guide to checking any project on the Karnataka RERA portal.
What to look for on the certificate
Embassy's press release says Riverine will have 217 villas. Check that the number of units on the RERA page matches. Then check the land details and the approved layout. They show whether the land is divided into individual plots, which matters because Embassy says "villa home" is a marketing expression, not a legal description. Our guide to what a villa home is explains why.
Embassy's press release also mentions 5 BHK homes. Our files show only 4 BHK and 4.5 BHK. The unit types on the RERA filing will settle it, or ask us whether any 5 BHK villas are offered.
When is possession?
Neither Embassy's presentation nor its price sheet states a possession date. If you see a date quoted elsewhere, treat it as a guess.
The date that matters is the proposed completion date Embassy filed with RERA. It appears on the project page and must appear in your agreement for sale. If the developer misses it, RERA gives buyers the right to interest for the delay, or a refund with interest.
What registration does and does not mean
Registration means the project has the approvals RERA requires before sales can begin, and that 70% of buyers' money must be kept in a separate account for this project's construction. It makes advertising and bookings lawful.
It does not guarantee quality or a finish date. It gives you a legal route if the promises in the agreement are broken. Reading the agreement, especially the specifications and the completion clause, is still your job.
Check the agent too
Anyone who markets a registered project in Karnataka must also be registered with RERA as a real estate agent. Ask for the agent's number and check it on the same portal.
Five things to confirm before paying a booking amount
- The RERA number on the application, receipt and agreement matches PRM/KA/RERA/1251/309/PR/090926/008924.
- Your villa is in the registered plan.
- The carpet area is written on the agreement, and you know which area the price is charged on. Our guide to the Riverine layouts covers this.
- The payment schedule is linked to construction stages, not to dates alone.
- The proposed completion date, and the delay clause.
Questions to ask about the registration
A certificate answers some questions and raises others. Check whether all 217 villas are covered by this one registration, or whether some are due in a later phase. Embassy's master plan marks an area for future development, so ask what it will hold. Check the promoter's name, so the agreement you sign is with the company that holds the registration.
If the answers differ from what you heard at the sales office, ask for the difference in writing before you pay.
Next step
Send us the villa you are considering. We will send the current price sheet and walk you through the RERA page on a call. You can also read our Embassy Riverine price guide before you decide.
